Before having a look at our offers, please spend a moment reading the following information. They will not only help you to make better use of our on-line catalogue but also to prevent those kind of discrepancies that might contradict with what is mainly wished from a holiday: comfort and relaxation.

The following directions constitute the main rules which regulate the relationship between our companies: - LIVING S.R.L. (titular of the authorization, n° 333/02, for the mediation of estate and issued from the Camera di Commercio di Terni) - GES TER of EGIZI MAURO (owner of the trade marks Umbria for YouŽ - Italia for YouŽ -Ville & Casali d'Umbria Ž and of the web-site www.umbriaforyou.com for the trade of the service) and you, our clients.

For what is not provided in these following paragraphs, should be referred it will refer exclusively to the Civil Law of the Italian Republic which regulate the lease relationships of the estate and the laws in this matter, in force at the moment of the lease. For any controversy the competent court is the one in Terni, Italy.

  CHARACTERISTICS OF THE PROPERTIES  
 
Usually the rooms as well as the apartments or other type of premises display characteristics different from the usual, as far as concerns room spaces and standard of reception . In fact, in the majority of the cases they have been realized through restoration that keeps the original structure of antique villas, small medieval hamlets, farm houses, castles or country houses, etc. Choosing a self-catering option you will find fully furnished kitchens and will also be supplied with enough utensils suitable for the maximum number of guests. Each property is supplied with linen for the kitchen, bathroom and bedroom and in some cases (upon request) a private daily cleaning or cooking service is also available. Some properties require the extra payment of some comforts such as GPL or gas (generally only in winter time), electricity, telephone, fire wood, cleaning service, etc. The client is requested to always read carefully the description file of each single property in order to verify whether or not the total amount includes or not the above mentioned services, as well as weather the prices are per week, per day or per person, etc. Being pure reimburse costs, such burdens are exempted from any type of receipt for purpose of revenue; their total amount will be calculated at the end of the stay according to the rates in force at that moment of the lease. Only the LIVING S.R.L. or GES TER S.A.S. staff or their delegates are authorized to receive money from the guests, nothing is owed to keepers such as gardeners, cleaners, etc. unless under expressed authorization of the above mentioned Companies.
Usually swimming-pools are open from June until September, in some cases in May as well; they are always inclusive of cleaning and maintenance service and enough utensils. The client is always required to verify the opening periods. It is also good to know that the location of our properties, in the majority of the cases, are in the country side, therefore the use of a car may turn out to be necessary for going shopping, moving, etc.
 
     
  TERMS OF BOOKING  
 
In case, after having visited our web-site the client shall decide to book one of the properties, firstly he/she will have to check the availability with our office where the booking is hold. If the property turns out to be available for the period requested we cannot consider the booking valid, until the client has paid 30% of the total amount of the stay, which will be considered a booking fee that he/she will loose if he/she cancels the booking. The balance of the stay will have to be paid in:
- Within 12:00 am of the 30th day antecedent the arrival (including the day of arrival), for what concerns the high season periods;
- Within 12:00 am of the 15th day antecedent the arrival (including the day of arrival) for what concerns the low season periods.
In case we receive the request only a few days before the day of arrival (within 15 days before), the client will be obliged to pay-in the total amount of the stay. Any miscarriage or inexactness, due to the type of system adopted such as Bank or Post, etc. that may happen with the payments will be made up by the client on the arrival. The payment of the stay can be made also through credit cards and debit cards, upon permit of LIVING s.r.l. or GES TER s.a.s.
 
     
  BANK FEES  
 
Since we are Real Estate agents, we must pass the payment that guests send to us directly to the owners of our rental properties, which require from us to make a payment in Euro and fixed prices, given that they work with several agencies (like hotels, all guests pay the same amount). Our Bank fees are 5.16 euro as fix fee plus 0.09% on the amount. Receiving our income from commissions in order to avoid loosing part from them, and due to the exchange rates between currencies or expenses deriving from our clients way of payment, we require the balance at your arrival. We reserve the right to show you the receipt of the amount in Euro that we have received from our Bank and ask you to pay a possible difference of money on the amount requested.
 
     
  ARRIVAL AND DEPARTURE  
 
Before entering the property the clients are required to show a valid ID card or passport. For families it is sufficient only the ID of one member and the details of the date and place of birth of the rest of the family.

The stays start and finish on Saturday, minimum for one week, with the exception of particular cases that have to be agreed with our booking office. The room, the apartment or house keys will be handed over between 2 p.m. and 4 p.m.; on the day of departure they will have to be returned by within 10 a.m. Any change of the date of the time of arrival will have to be communicated to our office "Umbria for You" and it will have to be approved from us, at least three days in advance. In case of an unexpected delay on the day of arrival, the client is requested to inform by us calling on one of the following telephone numbers: +39 0744 945 005, +39 0744 933 488, +39 335 329 380 or +39 333 30 43 240 (for English). If the delay is not communicated, the property owner, or a delegate or "Umbria for You" decline any reliability for eventual delay in the handing over of the premises.
 
     
  SECURITY DEPOSIT  
 
On arrival the client will be required to leave a deposit which, in absence of any damages, will be reimbursed before leaving in the same method that has been given; with the exception of Bank cards that will be given back through Bank cheques or cash. The estimate of eventual damages will be calculated with unobjectionable judgement of the Owner/Manager of the property or by the GES TER Staff.

If for any reason, even though not depending on the owner, it shall happen that electricity or water supply are cut off or imponderable events get impossible the stay of the client/s in the property, upon request on his/her behalf can decide to interrupt the stay and will be reimbursed the amount that allows the price of the days that he/she hasn't spent.
In case of breach of contract on the Owner/Manager's behalf, which should have consequences on the staying and the guests reception, he/she will be obliged to pay to the clients a refund of the amount paid-in or to transfer them to an equivalent property or one of a higher standard.
 
     
  WEEK-END or PERIODS SHORTER THAN A WEEK  
 
There are several properties that offer profitable packages for the week end (three days and two nights) only in low and medium season periods. It is compulsory to ask such availability first to our office. The prices published which refer to a week stay do not give any right to deduct a quote per night. It is obligatory to ask the amount of the stay per night to our office.
 
     
  CAR NO-PROBLEM  
 
Our Company offers the possibility through our collaborators to rent a car that can be with or without a driver, upon express request of our customers; transfers from and to the chosen property, from and to Lazio/Umbria/Tuscany Airports or railways stations.
 
     
  PETS  
 
Not all the premises allow pets. For this reason we strongly advice the clients to indicate their preferences at the moment of the booking, in order to avoid unpleasant inconveniences and no possibility of entering the facility.
 
     
  ASSISTANCE  
 
"Umbria for You" provides personal Assistance through local telephone numbers that you can use in case of any need or information during your holiday.
